Description

The rural property is located near the small village Es Llombards and has a size of about 15.000 m². The building project planned for this plot, which has already been submitted, includes a representative new finca building with about 400 m² of living/utility and terrace space.

On the first floor, a generously designed entrance area, a light-flooded living and dining area, an open kitchen, a guest toilet and a bedroom with an en suite bathroom are planned. From this floor there will be access to a terrace and the adjoining pool area with pool (pool size 52 m²).

The upper floor offers two bedrooms sharing one bathroom. The spacious master suite has a bathroom en suite. All bedrooms have access to terraces from where you have a beautiful view over the beautiful landscape. The planned garage for 1 car completes the building project.

For your information: In May 2020, the government of the island of Mallorca has imposed restrictions on the development of rural plots of land for new building applications. According to the new legislation, a single-family house may only have a maximum volume of 900 m3 (previously 1,500 m3) and the pool may only have a water surface area of 35 m². In addition, the area that can be built over is reduced to a maximum of 1.5% (previously between 2% and 3%) of the total land area and the area built with structural elements may only be a maximum of 2% (previously between 3% and 4%).

The building project was submitted and approved according to the old legislation, which means that the old volumes and square meters are still being realized.
